The oak entrance door leads into the Hall to the left of which is the newly fitted Kitchen/Diner which enjoys a fabulous view from a large picture window. Sit and observe the bird life on the river and in the garden from the beech dining table. This room has a small walk-in pantry, is fully equipped for the discerning cook with new appliances: AEG Steam Oven, 60/40 Fridge/Freezer, Smeg ceramic halogen hob, Panasonic microwave, AEG washer/dryer and a half size Bosch dishwasher.

Off the entrance hall is the new luxury fitted Bathroom with electric under floor heating.  It consists of a full white suite with a bath, overhead electric shower, inset hand basin, toilet, large hands-free LED lit wall mirror incorporating a make up magnifying area and a shaver point. A large dual purpose ladder style radiator warms your towels. Bath sheets, hand towels and a bath mat as well as luxury toiletries are supplied.  This room also serves guests using the Garden Room.

To the right of the hall through the original cottage front doorway is the fully refurbished and newly carpeted Sitting Room which retains lots of character. It has the original cob walls, cushioned window seats and a large stone inglenook with a lovely old copper canopy over an electric wood burning effect stove. Sit and relax in this warm and comfortable room with its luxurious sofa and matching armchairs as you watch a movie, listen to music or perhaps play a board game. There is also a dining table, chairs and an oak sideboard with games, puzzles, jigsaws, binoculars and tourist information. Oil paintings, pot lids and original quirky alcoves, decorate the walls. Smart TV (new for 2023), dvd player, music system with ipod dock, current magazines, local books, novels, maps, DVDs and CDs are there for your entertainment.

The two upstairs bedrooms are reached by an open tread wooden staircase which has a short wall mounted hand rail. Along the landing you will find the Children's and Master bedroom. These are well furnished with comfortable beds and quality linen.  The wooden floors are complemented by soft rugs and pitch pine doors. These two rooms look out over the garden with a view down the Mawgan Creek and surrounding woodland.

The triple aspect Master Bedroom has a very comfortable king size (5ft) bed, oak dressing table and mirror with a matching chest of drawers as well as a small built in wardrobe. To guarantee a great night's sleep, we provide Dorma/Sanderson bedding and pillows with Egyptian cotton sheets. There are solid oak bedside tables, pretty glass lamps with silk shades and like the adjacent Children's Room, a spectacular view down the river. This has been redesigned with a boating theme. It is complemented by two new wooden 2'6" wide, standard length beds and thick comfy mattresses which are suitable for young persons only. An airing cupboard with immersion heater is off this room.

NOTE:  When a booking is for just two persons, we will normally prepare the king size bed in the Master Bedroom unless at the time of booking, a different arrangement is requested. If the booking is for more than two persons, the appropriate beds will be made up.  To save on costs, we will not normally prepare beds in excess of the number of persons booked. Any request to do so will incur an additional charge of £10 per single bed and £25 for a large double in the Garden Room.

The Garden Room was originally part of an adjacent cottage but was adapted many years ago into a third bedroom for adults and older children only. This spacious, newly carpeted room, is about three metres from the main building and comfortably furnished with a white Shaker style combination wardrobe and drawers, dressing table, chair, large mirror, bedside cabinet complete with overhead reading lights and a 40" wall mounted television.

The large picture windows offer a fabulous view of the garden and the river beyond.

NOTE:  The two single 3ft wide zip and link beds can be arranged as a large double, but only when a couple are sleeping in here and this has been requested at the time of booking.  The key is not provided unless someone is sleeping in the Garden room. Bathroom facilities are in the main building.

BOAT: For many years we have included a rowing dinghy for guests who wish to explore the Mawgan Creek.  'Peggy' is sturdy, 3.5M in length and suitable for up to four persons.  She is available weather and tides permitting, from Easter until mid October when she is taken out of the water.

Access to the boat may be unsuitable for some. However, we have made it easier by building some steps in the garden before a steep grassed slope which leads by a few stone steps and to the large wooden landing/jetty.  Here children can crab fish, your kayaks, canoes and paddle boards can be stored, or you may fish. To reach Peggy you will need to descend further to the foreshore; a handrail is provided. She is moored to a post fixed to a running line and accessible for use at high tide. The foreshore is muddy and not advisable for walking on without suitable footwear.  Use of the jetty and boat are at your own risk. A tide table is provided so you may plan your boating. The Creek has 3+ hours of water either side of high tide, and except for a small inaccessible channel, drains completely. When this occurs, a myriad of water birds will arrive to feed on the mudflats.
